They hire one because they're making hundreds—sometimes thousands—of decisions that will influence how their home functions, feels, and performs for years to come. One of the biggest misconceptions about building or renovating a home is that design happens after construction begins. In reality, the opposite is often true. A thoughtful design process establishes the floor plans, cabinetry, lighting, materials, fixtures, furnishings, and countless other details before pricing begins. The more complete the design, the fewer assumptions everyone else has to make.

This is also one of the greatest advantages for budgeting. Contractors can only estimate what they know, and when important details haven't yet been decided, allowances are often used as placeholders. Those allowances may or may not reflect the products a homeowner ultimately chooses. By making decisions earlier in the process, you gain a much clearer understanding of where your investment is going, what matters most to you, and where meaningful adjustments can be made before construction begins.
